Mighty Buildings ADU Design & Permitting: The Long Beach Owner’s Guide

Mighty Buildings ADU design and permitting in Long Beach typically runs $18,500-$34,000 for the full permit set, site coordination, and city submission, with most Long Beach Planning Department approvals coming in 8-14 weeks. We specify and coordinate Mighty Buildings units under the same single contract that covers drawings through final inspection, so the modular factory specs and the local site requirements are reconciled before the first shovel hits dirt. The permit either approves or it doesn’t. Let’s talk about what makes the difference.

Most Long Beach owners find us after their generalist contractor hit a wall: the Mighty Buildings M Series panel specs don’t match the Long Beach Zoning Information Map for their particular lot, or the factory’s standard foundation detail won’t pass the city’s expansive-soil review for Alamitos Beach fill. That’s when the project stalls and someone realizes the design and permitting were treated as an afterthought.

Which Mighty Buildings Models This Applies To

We coordinate permitting and site design for the full Mighty Buildings residential line: the M Series one-bedroom and two-bedroom modules, the Quattro stackable configurations, and the custom multi-module layouts. Each ships from the Oakland factory with UL-certified 3D-printed polymer composite wall panels, but the factory drawings alone are not a permit set. Long Beach requires a site-specific structural calculation set, Title 24 energy compliance, and a soils report for any module set on a conventional foundation.

Here’s how to identify what you’re working with. The M Series data plate is a metal tag on the exterior electrical chase, near the meter base. It lists the module serial number, factory completion date, and the panel density rating. Quattro units have a secondary tag on each stacked module. For permitting, we need the serial number prefix (M1-, M2-, or Q4-) plus the foundation type the factory assumed: slab-on-grade, stem wall, or pier-and-grade-beam. The factory defaults to slab-on-grade for California deliveries, but Long Beach’s Marine Layer climate zone and the clay-heavy soils in North Long Beach often require a switch to pier-and-grade-beam with deeper footings. That’s not a factory error. It’s a site condition the permit set has to address explicitly.

OEM versus aftermarket: Mighty Buildings provides a standard foundation detail and a generic site plan with each module purchase. These are starting points, not submittable documents. We build the full permit set from their panel specs, but we do not use their generic foundation detail where Long Beach’s Geotechnical Review Section has flagged expansive soils or liquefaction risk. The Haven Standard, Clause 1, requires that we quote the full permit set and site coordination at a written price before any work starts. No “call for a quote.” The number is on the page or in the written estimate you receive.

Signs Your Mighty Buildings ADU Design & Permitting Is Failing

Signs Your Mighty Buildings ADU Design & Permitting Is Failing
  • Planning Department rejected your factory drawings outright. Long Beach Planning sees generic modular site plans weekly. They bounce them when the setback dimensions don’t account for the specific lot’s ZI Map designation, or when the factory’s standard parking calculation ignores Long Beach’s unique “no replacement parking required for ADUs under 750 sq ft” rule. The drawings were never meant to be a permit set.
  • Your contractor is asking you to “get the permit” while they handle construction. This is the designer-versus-builder blame gap in action. When the foundation detail fails structural review, the contractor points at the designer; the designer points at the factory. Meanwhile your module delivery date slips. Our single contract covers both sides.
  • The Title 24 energy compliance shows a HERS rating that doesn’t match Long Beach’s mild coastal climate zone. Mighty Buildings panels are thermally efficient, but the factory’s default HERS calculation assumes inland California conditions. Long Beach’s CZ6 (coastal) and CZ8 (inland portions near Signal Hill) have different glazing and insulation requirements. The permit set has to recalculate with local weather data.
  • Your soils report found expansive clay and the factory foundation detail has no mitigation. We’ve seen this in the Wrigley neighborhood and parts of Bixby Knolls where the top six inches look fine but the borings hit Montebello Formation clay at 24 inches. The standard slab cracks in two seasons. Our permit set specifies pier depths and grade-beam reinforcement that the factory detail omits.
  • Utility coordination is missing from the scope. Mighty Buildings modules ship with electrical and plumbing rough-ins, but Long Beach Water Department requires a separate service lateral sizing for ADUs over 640 sq ft, and SCE needs a load calculation for any service upgrade. If these aren’t in the permit set, you’ll be trenching twice.

Replacement Cost & What’s Included

In Long Beach, a full Mighty Buildings ADU permit set and site coordination typically runs $18,500-$34,000, depending on module count, foundation complexity, and whether the lot falls in a hillside overlay or Coastal Zone. Here’s how the range breaks down:

  • Single M Series module, slab-on-grade, standard lot: $18,500-$22,000
  • Single M Series module, pier-and-grade-beam or expansive soils: $24,000-$28,000
  • Quattro two-module stack, full site prep and utilities: $28,000-$34,000

What’s included: site survey, soils report coordination, full structural calculation set, Title 24 energy compliance, Long Beach Planning and Building & Safety submittal, response to corrections, and permit issuance. What’s not included: city permit fees (typically $4,200-$7,800 for Long Beach ADUs), SCE or LBWD service upgrades, or the Mighty Buildings module itself. Under Haven Standard Clause 5 (No Surprises), the scope is locked at signing. No door-side upsells, no scope creep. Every client receives a documented photo record of site conditions at first visit and a written 365-Day Done Right Promise.

DIY or Call Us?

There’s no safe DIY path for ADU permitting. The International Residential Code, California Building Code, and Long Beach Municipal Code intersect in ways that trip up even experienced architects who don’t specialize in ADUs. We’ve reviewed DIY permit sets that missed the Fire Department access requirement for units over 150 feet from the street, or that used the wrong seismic design category for Long Beach’s Zone D. Each error costs 4-6 weeks in corrections.

What you can check yourself: confirm your lot’s ZI Map designation on the city’s GIS portal, verify your property is not in the Coastal Zone (or confirm it is), and gather your Mighty Buildings module serial numbers. What goes wrong when owners go further: structural calculations without a California-licensed engineer’s stamp are rejected automatically; Title 24 software compliance requires certified energy analyst credentials; and Long Beach’s Planning counter will not preview your set informally. You submit, you wait, you get corrections.

We’re independently owned and operated, not affiliated with Mighty Buildings. We specify and coordinate their systems because the panel technology works, but the local permitting is ours to solve.
