The Series One (2019-2021) used a 9,000 BTU Mitsubishi mini-split with a dedicated 20-amp circuit and HardiePanel lap siding in specific exposure categories. The Series Two (2022-2023) shifted to 12,000 BTU units, upgraded to LP SmartSide in some regions, and revised the electrical panel to 125-amp service with a generator-ready interlock. The current Series Three, now standard for Long Beach deliveries, runs 12,000 BTU dual-zone capable, 150-amp service, and James Hardie fiber cement with a rain-screen assembly.

To identify your part needs, check the metal data plate inside the electrical panel door for the four-digit build date, or the HVAC unit’s model sticker behind the front grille. We stock OEM Mitsubishi filters, contactors, and condensate pumps for Series One and Two; for Series Three, we carry both OEM and quality aftermarket equivalents from Rheem and Fujitsu where the spec matches. Aftermarket electrical breakers and siding fasteners are fine. Aftermarket tankless heat exchangers are not.   • HVAC short-cycling or failing to reach setpoint. The mini-split compressor kicks on for 90 seconds, shuts off, and repeats. In Long Beach, this usually traces to a clogged condensate line from marine-layer humidity, or a failing capacitor in the outdoor unit that can’t maintain start torque in direct afternoon sun on a south-facing pad.
  • Tankless water heater displaying error codes 11, 12, or 29. Code 11 is ignition failure from gas-pressure fluctuation; 12 is flame loss from a dirty flame rod; 29 is neutralizer drain blockage from scale buildup. All three accelerate in our hard water conditions, especially in the Wrigley and North Long Beach zones where municipal pressure runs higher.
  • Exterior siding gaps, buckling, or moisture staining at seams. HardiePanel and LP SmartSide both expand and contract with temperature swing.   • Electrical panel humming, warm breakers, or intermittent outlet power. The 125-amp and 150-amp panels in Series Two and Three run warm under full ADU load. A loose lug on the main breaker, or a dual-pole breaker fatigued from cycling the mini-split, creates resistance heat that you can sometimes smell before you see.
  • Windows or doors operating stiff, or visible frame separation. Abodu uses aluminum-clad wood windows with specific shim spacing. If the foundation settled unevenly, or the site prep crew didn’t achieve full compaction per the geotechnical note on the permit set, frame racking shows up first at the operating sash or threshold.

There’s a clear line here. You can safely check: whether the mini-split filter is clogged, whether the tankless display shows an error code you can cross-reference, whether the electrical panel feels warm to the back of your hand, or whether a siding gap has moisture behind it. What you should not do yourself: open the mini-split refrigerant lines (EPA Section 608 violation, plus personal injury from pressurized gas), remove the tankless heat exchanger (gas line disconnection requires a City of Long Beach permit and inspection), or replace electrical breakers in a live panel (arc flash hazard at 240V).
